Halo Vista Near TSMC: $67 Million Land Sale Signals North Phoenix Growth

Halo Vista, the massive development rising next to the TSMC semiconductor campus in North Phoenix, just recorded its first major land sale. Here is what happened and why it matters if you are buying, selling or investing in the north Valley.

The Halo Vista Land Sale at a Glance

Scottsdale-based De Rito Partners bought about 130 acres for $67.4 million at the southwest corner of Interstate 17 and Carefree Highway.

The land is planned for an auto mall with 11 dealership lots, with 8 already committed. The Phoenix Business Journal first reported the sale, and ABC15 shared the details.

What Is Halo Vista?

Halo Vista is a 2,300-acre, roughly $7 billion mixed-use project by Mack Real Estate Group and McCourt Partners that broke ground in March 2026, according to Bisnow. Plans include industrial, office and retail space, hotels, healthcare and education uses, a Costco and housing, built out over the next 15 to 20 years.

Buying Near Halo Vista: What to Consider

Jobs and services usually come before home values rise. As TSMC and its suppliers hire, demand for housing in North Phoenix, Anthem, New River and nearby areas is likely to stay strong. Buyers who want to live near this growth should watch new communities and resale homes along the I-17 corridor.

Growth also brings traffic, construction and changing views. Before you buy, look at planned roads, zoning and nearby land that could be developed.

What Sellers and Investors Should Watch

  • Owners near the I-17 corridor may see stronger demand over time
  • Rental demand from relocating workers can support long-term investments
  • Land and commercial deals move fast, so due diligence and contract terms matter
