The Phoenix housing market in fall 2026 is moving at a slower pace, and that shift matters whether you are buying or selling. Here is what the latest numbers show and how I am advising my clients right now.
Phoenix Housing Market Fall 2026 at a Glance
According to Phoenix REALTORS data for August 2026, reported by Arizona Digital Free Press, closed sales across Greater Phoenix are up 3.8% year to date. But August itself was soft: pending sales fell sharply from July, and new listings dropped as well.
- Median sale price: about $483,000 across Greater Phoenix
- Average days on market: 78 days, up from 73 a year ago
- Inventory: about 4 months of supply
- Scottsdale: closed sales up 11.6% year to date, with a median price around $1.25 million and 83 days on market
New construction is cooling too. On Sept. 29, 2026, the Phoenix Business Journal reported that Arizona new home sales have slowed dramatically. Builders are responding with incentives such as mortgage rate buydowns and help with closing costs.
Where Buyers Have More Room to Negotiate
Four months of supply is close to a balanced market. Homes are taking longer to sell, which gives buyers time to compare options and negotiate. In many neighborhoods, buyers can now ask for seller credits, repairs or a rate buydown instead of competing in bidding wars.
New builds are worth a look as well. With builders offering incentives to move quick move-in homes, the total cost of a new home can come in lower than the sticker price suggests. Read the builder contract carefully, though. Builder agreements are written to protect the builder, and deposit, timeline and warranty terms vary widely.

What This Market Means for Sellers
Sellers are still selling, but pricing and presentation matter more than they did a few years ago. Homes priced right from the first day attract the strongest buyers. Overpriced listings sit, and longer days on market often lead to bigger price cuts later.
- Price to the current market, not last spring’s comparable sales
- Fix the small items buyers will flag during inspections
- Invest in professional photos and video
- Expect requests for credits, and plan your bottom line ahead of time
