What is a Home Warranty? Do I need a Home Warranty?

A home warranty is a service contract that helps pay to repair or replace major home systems and appliances.

Most people know little about Home Warranties ❓❓Should I get one? What should I look for in a Home Warranty program? How much does it cost? 💵 👀 Watch this VIDEO to learn more about Home Warranties! 🏡

Do You Need a Home Warranty?

Most home warranty plans last one year and cover items like HVAC, plumbing, electrical, water heaters and kitchen appliances, with optional add-ons for pools and other items. You pay the plan price plus a service fee each time a technician comes out.

Warranties do not replace a home inspection or homeowners insurance, and they often exclude pre-existing conditions. Read the coverage limits carefully. Sellers sometimes offer a home warranty as a buyer incentive, and buyers can ask for one in the purchase contract.

In Arizona’s heat, HVAC coverage alone can make a plan worthwhile. See my buyer resources for more tips.

Before you buy a plan, compare several providers, read sample contracts, and look closely at coverage caps, exclusions and service call fees. Some plans limit how much they will pay for a single system, which matters for expensive items like air conditioning units. Ask how technicians are assigned, how quickly they respond during summer, and whether you can choose your own contractor. Keep the contract, receipts and service records together so any claim goes smoothly.
